![]() Sales underway on luxury townhomes at Flint Crossing in Lake Zurich Lake Zurich may be the most famous waterway in the village of the same name, but it's Flint Creek that's sending ripples of excitement throughout the area-now that a new townhome community has launched sales near the tranquil stream.Nestled in a quiet oasis just west of Rand Road and just steps from Flint Creek, Flint Crossing recently began preconstruction sales on 33 luxury townhomes to be built by Dearborn Group LLC. "This is a fantastic location boasting nine-and-a-half acres of natural beauty," said Adel Sotolongo, president of Woodstock-based Dearborn Group LLC. "It's a nature lover's dream, with more than half of the property consisting of dedicated open space. Many of the homesites back up to a scenic conservation area, and the entire property features a variety of mature trees that we've gone to great lengths to preserve." Protecting the trees became such a priority to the developer and village alike that Dearborn Group significantly revamped its original land plan and remapped its lot locations to maintain as many of the tall, leafy giants as possible. Sotolongo said his buyers reap the benefits in the form of more attractive homesites, greater areas of shade, and expected higher property values. Sotolongo added that Flint Crossing is deceivingly close to conveniently accessible Rand Road-Lake Zurich's main thoroughfare-"yet tucked away enough to be undisturbed by town traffic and road noise. It's the best of both worlds." Flint Crossing is attracting a wide range of buyers from surrounding suburbs, including Palatine, Mundelein and Libertyville, according to Sotolongo. Empty nesters in particular are drawn to one of the townhome designs featuring a first-floor master bedroom. In all, buyers can select from three designs, each offering two to four bedrooms, two-and-a-half baths, full basement (English and walkout basements available, per location), gourmet kitchen with breakfast area, formal living and dining rooms, nine-foot first-floor ceilings, spacious walk-in closets, two-car attached garage, and 1,500 to 2,300 square feet. Each home also comes with a generous landscaping package. Depending on the design, volume ceilings, family room and wood deck are also included. Preconstruction prices start in the $350,000s (all prices subject to change without notice). Sotolongo anticipated opening a new model in the fall, followed by first move-ins by the end of the year. The community is expected to be completed by fall 2006. Nearby amenities include area shopping, boutique stores and restaurants within a mile of Flint Crossing. Lake Zurich itself-where residents can fish, boat and picnic-is also less than a mile from the community. Flint Crossing is located just west of Rand Road (Rt. 12), a quarter mile south of Miller Road. To visit the sales center, take Rand north to Miller; make a U-turn at Miller; and come back a quarter mile to the community entrance. Hours are 11 a.m. to 5 p.m. daily or by appointment.
